Madison 1031 is an established, reputable company with many years of experience and stability. During the economic downturn, Madison 1031 continued to do business because of its solid reputation and loyal customers. Here’s what has and continues to distinguish Madison 1031 from the competition.
We carry a $10mm Fidelity Bond as well as a $10mm Errors and Omissions policy for each client’s protection. We also have the added financial backing of Madison Commercial Real Estate Services™.
Our service is extraordinary. We assign an Exchange Officer to work with each client. An Exchange Officer stays with the transaction from the first call through the conclusion of the §1031 Exchange. We coordinate with the client’s attorney, accountant and/or closing agent to ensure each transaction runs as smoothly as possible.
At Madison 1031, we understand that every deal is unique and every client has its own specific needs. No two are alike. We work in tandem with each client to identify, understand and accommodate those needs (obviously within the parameters that are allowed by the IRS for §1031 Exchanges). If a client needs to place funds with a specific bank, we work to make it happen. If a client’s closing agent needs bank checks for a last-minute closing we expedite them so they are on time. We aren’t held back by rigid institutional rules.
Madison 1031 has a series of safeguards in place to maximize each client’s security of funds.
Madison 1031 is bonded and insured. We carry a $10mm Fidelity Bond as well as a $10mm Errors and Omissions (E&O) policy for each client’s protection as well as the added financial backing of Madison Commercial Real Estate Services™.
Madison 1031 is known, not only for the up-to-the-minute knowledge of the regulations and best practices, but also for creativity. Deep knowledge, experience and expertise gives our experts the unique ability to structure each transaction so that it complies with IRS guidelines.
Madison 1031 handles all types of exchanges. Under §1031, Exchangers can make a variety of different types of exchanges — Forward / Delayed Exchange, Reverse / Simultaneous Exchange, Construction / Improvement Exchange or Personal Property Exchange. The most common and easiest §1031 Exchanges are Forward / Delayed Exchanges. The other types of Exchanges require greater expertise. While all QIs can handle Forward /Delayed Exchanges, Madison 1031 is able to handle all types of §1031 Exchanges and even the most complex types of transactions.
